Begin by assessing the Initial Cost Estimate, laying a transparent groundwork for your investment. Commit to excellence by signing the Purchase Contract, encompassing the Initial Cost Estimate, Proposed Allowance Budgets, and detailed Construction Specifications. To set your dream in motion, a deposit of 5% of the Purchase Price ensures meticulous completion of House Plans and all vital Engineering and Construction Documents.

Shape your dream by developing the Final House Plans, while putting the finishing touches on both interior and exterior design selections. Tailor every aspect to your preference and secure quotes from our esteemed Trade Partners, encompassing Low Voltage/Home Automation and Landscaping/Pool features, ensuring a home that’s truly a reflection of your aspirations.

Seal your vision by approving the meticulously crafted House Plans, Engineering, and Construction Documents. Confirm your chosen interior and exterior design selections and validate the Construction Specifications. Kindly note, any alterations post-approval will be processed as a Change Order, accompanied by a nominal $150 processing fee.

Examine the updated Final Pricing, Allowance Budgets, and Construction Specifications alongside the Price Variance Explanation Worksheet for clarity. Seal your commitment by signing the Final Contract Price Addendum and Construction Specifications. If applicable, close on the Construction Interim Loan and ensure necessary Building Permits & HOA Approvals are secured.

Throughout the construction phase, anticipate weekly updates and a monthly review of allowances and budgets. Key milestones include the Construction Kick-off, Foundation and Vegetation Preservation, Pre-Drywall, and a detailed Pre-Close Homeowner Orientation. Upon completion, we’ll finalize all documents at the Title/Escrow Agency, handing you the keys to your dream home. Rest assured with the TKG Home Warranty Program, inclusive of the HBW 2-10 Warranty and dedicated post-close walk-throughs at 30 days and 11 months. Our commitment to excellence is unwavering.
