7+ Walkthroughs — Not 2 or 3
Most builders do 2–3 walkthroughs total. We do 7+. Because the more you see your home at every stage, the fewer surprises — and the more confidence.
Placing Walkthrough
We stake out exactly where your home sits on the lot. You see the footprint and confirm placement before we dig.
Pre-Foundation
Review drain locations and foundation layout before the slab is poured.
Pre-Plumbing
Review all plumbing rough-in locations before walls go up. Confirm drain positions, fixture locations, and any special requirements.
Pre-Electric (THE BIG ONE)
We set all electrical boxes, fixtures, and cans WITHOUT running wire. Want to move a light switch? Add an outlet? No problem. No change order. No extra cost. This is the magic moment most builders skip. We often combine this with plumbing, AC, and low voltage — all trades together so nothing gets missed.
Pre-Insulation
Final check on framing and mechanicals before walls close up. Your last chance to see what's behind the drywall.
Pre-Carpentry
Review framing and structure before finish work begins.
Cabinets & Countertops
Walk through as cabinets and countertops are installed. Confirm everything matches your selections.
Final Walkthrough & Orientation
Detailed punch list, final touch-ups, and full home orientation — how to maintain everything in your new home.

We design your home from scratch — not from a catalog of pre-drawn plans. You're not limited to Plan A, B, or C with minor modifications. We start with a blank page, your lifestyle, and your vision.
Nope. You don't need plans, selections, or even a clear vision. We start with a conversation about how you live, what you love, and what your budget is — then we design from there.
Approximately 12 months from lot selection to move-in. Plan design and budget takes 1–3 months, permitting and bank about 1 month, and construction 8–10 months. Our production background means no wasted downtime between phases.
Typical range: $200–$300+ per square foot (not including land). A 2,000 sq ft home with standard finishes runs ~$400,000–$500,000. A 3,500 sq ft home with luxury finishes: ~$800,000–$1,000,000+.

Yes — timing matters. At the pre-electric walkthrough, you can move anything for free (before wire is run). After drywall or finishes are installed, changes cost extra. Our goal: get everything right during design so you don't need changes later.
We set accurate allowances upfront based on your preferences. If you upgrade beyond your allowance, we show you the cost difference before you commit. No surprises.
Everything except land: full custom plan design, decorator services, all permits, materials (James Hardie, spray foam, porcelain tile, solid wood cabinets), labor, weekly updates, and 7+ walkthroughs. Landscaping and pools are separate.
We don't provide financing directly, but we work with multiple lenders who specialize in construction-to-permanent loans. We'll connect you with trusted lenders who understand custom home construction.
Weekly updates at minimum — often more. You're in a group text chat with the entire team (Coy, Steve, Billie Jo, designer). Text a question anytime, get a response same day.
